On the day of the eviction, we will meet with the city deputies and document the condition of the home to recover any damages and get it back to rent-ready shape for a new tenant right away.

Once a tenant has received approval to rent a property, we require a security deposit for the home to be taken off the market.

Collecting Rent for Your Investment

Collecting rent is easy if you have the perfect tenant who pays on time. But what if they don't? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease, we provide them with a late rent notice, promptly enforcing your rights as the landlord. In a worst-case scenario, if a tenant stops paying rent, we'll assist in the eviction process and re-rent the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We process all payment methods right away, which means we can pay you out faster.

Rent is due between the 1st and the 5th of each month. If rent is brought in after the 5th, it is considered late.

We aren't paid until you are!

We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. We also offer 24/7 text messaging for an emergency response. Our vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and with vendors for all maintenance scenarios. For us, maintaining your home so that your investment is protected is our top priority.

An electronic copy of the vendor invoices is emailed upon receipt and kept on file, easily available on demand.

Eviction Protection for Your Investment

In the unfortunate event that a tenant needs to be evicted from your rental, we'll shield you from the stress and re-rent the property promptly.

We screen our tenants' credit scores, proof of income, proof of employment, past rental history, and more to greatly reduce the risk of an eviction. However, they can still occur.

We offer Eviction Management services, including:

  • Signing and serving, in the property owner’s name, all notices required to initiate and pursue the eviction process
  • Commencing and prosecuting actions to evict tenants
